When you buy a home, it is a pretty big investment. Like any investment, you want to make sure that you will get a good return on that investment, even if you don’t plan on moving just yet. You could just leave your house and not make any changes to it, but a few improvements can make all the difference. A good idea is to make some improvements to your home to add value. It can cost a little bit of money up front, but the value it will add will be much more than you have spent, I like to think of our plans as an investment for our family’s future. Have a Conservatory Installed

Nothing adds value like extra space in the home. Having another reception room is a big appeal to anyone looking to buy your property. If you plan to be in your home for a while, like we do, it’s great to have the extra space too. It can be a relaxing area or often it’s used as a dining area or playroom if you don’t have a separate room for that yet. It does mean that you will have to give up some garden space, depending on the size. We’re lucky enough to have a big garden, but if you don’t have much garden space, it might not be the best idea for you. There are so many styles of conservatory available to suit all sorts of budgets. Look into the design of it too; conservatory roof styles can vary so look into what will look best for the design of your home.

A Loft Conversion

Converting your loft space into a room is one of the biggest ways to add value. It adds about 10% which is great. It is probably one of the most expensive ways too, though. So think about how much value you want to add and if it will be worth it. A loft conversion will add more value that you have spent, but you need to have the money available to pay for it (donations appreciated;)). Unlike a conservatory, you are building up, rather than out. So no garden space is taken up. It may slightly reduce some space in one existing bedroom for the stairs. This would depend on the layout of your home, though. Loft rooms are large and spacious, and it does allow you to organise and sort your storage. There will still be plenty of space to store the things that you usually store in a loft, especially if you have a garage.

Update Your Kitchen or Bathroom

When people are looking around a home, they pay a lot of attention to the kitchen and bathroom. These things can cause a little hassle, so they don’t want to think about having to have them changed too much. Going for a classic neutral style would be good so that it can suit most people’s style, then you can go mad with the accessories. Try to have the rooms as clutter free as possible and think about storage in those rooms. It will make the rooms look larger too, as often they are the smallest in the house.

    Yes, I fully agree with you home is the biggest instalment of human being. I just love your post it is really informative for any home owner. I never every sold my house but before selling home repairing is really a great idea to get good return on your investment. Home inspection is the also a great idea.
