Having a new home is a thrilling chapter in your life. It’s easy to forget about the unforeseen costs of owning a house after months of house-viewing and studying the decor of your new home, shopping in favour of space-saving ideas, and coordinating and running the house-warming party. As exciting as home renovations sounds, it can be a very tiring process. Here’s a more detailed guide about the full process of home renovation and why planning your renovation is a must.

Going back to the main topic, unexpected costs happen all the time, even for those who are used to buying and renovating their houses. With that said, please read on to know how to plan for these costs better and how to buffer enough for your savings.

Home accidents

Accidents can sometimes happen even if we try our best to avoid it from happening. And if they happen at home, homeowners will end up with an unwanted debt-saddled with thousands of people. For instance, if a fire happens in your building, the units of your neighbour can impact you, and you will have to pay for the damages. You will be liable for damages or hospital costs if your parents, tenants or friends sustain an accident while at home.

The simple solution is insurance, which private homeowners are aware of. HDB flat owners are already automatically enrolled in a fire insurance policy which leads to the assumption that many people take their house by default, although actually the basic HDB package only applies to your home’s structure in the event of a fire. Personal products, contents of your house and personal responsibility charges are not covered.

Buying New Appliances

One of the common fears of every Singaporeans is to wake up, sweating in the centre of the day, to find that the aircon has collapsed. Buy important appliances from trustworthy brands only to the extent possible and remember to register your product for warranty. You would want an outstanding service with easy fixes and turnaround times rather than a good quality product.

Yes, generally this means that the higher versions are splurged. However, consider purchasing extended guarantees on cheaper modelling if your budget can’t afford premium brands. In case your budget appliance breaks down, you will be covered in this way. Another method of avoiding unplanned costly substitutions is to ask for competent daily service. This will keep your devices running smoothly before they are replaced with money.

Split Your Budget

If you purchase an apartment for resale from the open market or a brand new one, you’re going to want to customize your new home. This means signing a refurbishment contract costing tens of thousands of dollars. You would assume that the high amount beforehand is enough to cover everything, but it’s sadly more frequent for you to shrink the renovation budget because your contractor makes sloppy mistakes or mistakes to find out that there is extra hacking required due to inattentive changes. In the case of older buildings, the final bill may be greatly reversed by the need for electrical redirecting to avoid blowouts and re-waterproofing.

Set your renovation budget to partner with your entrepreneur or interior designer, and then add an extra 20% to cover any additional costs. Another tip is to order your bank for a separate loan package for furniture which helps you to cater for new home requirements more flexibly.

Utility Bills

Unrestrained enjoyment can also result in exceptionally high energy bills. You can save money long-term by understanding how your house uses energy and how the electric meter works. With respect to high energy costs, air conditioning is the number one fault. Make sure you invest in a high-energy efficiency model so you can enjoy a comfortable and spacious home without getting heated while your bills are being released. You may also want your air conditioning timer set — just switched it off at 4:00 am, so when you got up at 7:00 am, it would still be cool.

The dryer is another culprit in increasing the utility bills. Make sure you only use it on rainy days. Make sure you don’t run it longer than you have enough dry clothing. Otherwise, what you do is waste energy and money when wearing and tearing your clothes.

Mortgage Fees

Due to the way it cracks upon you, this item could be especially dangerous. A bundle with attractively small interest rates will be available to you if your application is for a home mortgage from a bank in the first three years, with the “actual” rates only beginning in the fourth year. It may sound appealing in tight finance for homeowners, but it is actually a marketing approach and may not be good in reality for your bank account.

Mortgages are typically 20 to 25 years, which means that you really should concentrate on the long-term interest rate. You should ensure that the higher mortgage payments that are paid during the promotional duration are still appropriate for your finances. In particular, if you wish to have your own family, it will have to contribute to the expenses of your child care needs. When you buy an HDB property, you are able to skip all those households and opt for the lowest mortgage rate in Singapore for an HDB home concessionary loan with 2.6 per cent interest.

Upgrades and renovations

Although most home upgrades and renovation projects are relatively predictable, you find yourself desiring to make some improvements without necessarily planning for them. That is especially the case after unexpected disasters, for example. Such renovation projects can get pretty expensive. Thankfully, you can rely on financial institutions to give you the support you need. A company like Plenti, for example, offers a low-rate Renovations Loan package that allows you to complete your renovations without breaking the bank.

Hey, thanks! I’d also add that if you want cheaper, remodel. The cost of tearing down and building anew will always be about 20 percent higher.
